  • Procurement of the Title Insurance Commitment
  • Procurement of survey, if required
  • Clearing title exceptions for closing
  • Preparation of necessary documents for closing
  • Procurement of Mortgage Payoff Letter
  • Purchase and obtain local revenue stamps (if the property is located in Chicago, we will also obtain the water and zoning certifications)
  • Coordinate date, time and location for closing
  • Attend and finalize all matters at closing

As Purchaser's attorney we typically provide the following services:

  • Preparing or reviewing the real estate contract
  • Explanation of financing options, when requested
  • Contact and coordinate lender requirements
  • Inspection of survey for defects
  • Review of Title Commitment for unacceptable objections
  • Review of Seller's documents and lender's documents, including deed, mortgage and note
  • Check and review closing figures and pro-rations
  • Attend and finalize all matters at closing
  • Follow-up examination of Owner's Title Policy
